You’ve moved to Belgium, found a home — and now it needs work. If the thought of managing a renovation in a country where you don’t know the rules, the market or maybe the language feels overwhelming: that’s the most common feeling among our clients. Here’s a realistic roadmap.
Why renovation in Belgium feels different
- Three languages, three regions. Permits, rules and even construction vocabulary differ between Flanders, Wallonia and Brussels.
- Contractor culture. Good Belgian contractors are booked months ahead, and they quote seriously only when you show them serious documentation.
- Older housing stock. Much of the charm of Belgian homes comes with surprises inside the walls — electrics, plumbing and insulation that need more attention than the listing photos suggested.
- Permits (vergunning / permis). Structural changes, extensions and façade work often need approval, and the process differs by commune.
The right order of steps
- Define what the home must do for you. Before any style decisions: how do you live, work, cook, host? Which problems must this renovation solve?

- Get the space analyzed and planned. Measurements, technical assessment, layout options. This is where expensive mistakes are prevented.
- Demand real technical documentation. Drawings contractors can build from — not mood boards. This is what makes quotes comparable and binding.
- Choose contractors against the documentation. With a proper set, you can compare offers line by line instead of comparing guesses.
- Keep supervision on the project. Someone has to check that what’s built matches what’s drawn — before the walls are closed.
